Roof Certifications

Roof Certifications are a professional opinion based an inspection of the roof. Any leaks past or present must be disclosed prior to the inspection. Our goal is to bring the roof to a serviceable condition for the certification period barring any natural disaster. A serviceable roof is one that is not leaking and in good condition. A certification is not a warranty. A roof can be certified "as-is", "even with" minor cosmetic issues that have not damaged the mat of the shingle or roof may require either repairs or replacement to certify. A roof certification can be transferred from a seller to a buyer. If repairs or replacement are needed for roof to certify, there is no charge for our evaluation. We will provide you with free estimates for the minimum work needed to certify.

Roof Certification Inspection Includes Checking the Roof for:

  1. Proper installation, missing flashing, nail pattern, all penetrations such as vents & skylights are flashed properly from the roof line up.
  2. Hail damage.
  3. Wind damage.
  4. Proper ventilation.
  5. Heat Cracking, blister, loss of granules and manufacturer defect.
  6. We inspet for damage caused by trees, animals & people.

We do not inspect chimney caps unless specifically asked to do so. Unless a leak already exists our inspection is exterior only. We do not inspect gutters or siding as part of the roof certification. Skylight inspection relates to where skylight meets roof line and not the glass pane of skylight.

Once repairs have been made and certification has been issued the contractor is not responsible for future damage caused by wind, hail, animals, trees, people or failure for home owner to have routine maintenance such as sealing flashing performed. Cosmetic issues are not a factor in determining if a roof is serviceable. However, the contractor will fix roof leaks at no cost due to normal wear conditions during the certification period on composition and shake roofs.   Interior repairs are never included where the roof has not been replaced entirely.

Free Roof Replacement Estimate

Our inspectors will measure your roof, check the number of existing layers, check the number of existing penetrations & our office will get prices from three roof contractors for you. 

Please note:  a "core sample" may be needed for flat roofs to determine the number of layers not included in free inspection.  Please be aware, many products and shingle colors have been discontinued.  These products may still be listed on your HOA guidelines.  Also, many products have changed name, windspeed rating or number of years of warranty.

Free Specific Repair Estimate

If you already know what you need repaired just give us the details & we will send out our inspector to get the information required to provide you with an estimate. For roofs with a leak our inspector may need a window of time you will be home to let us see where leak is entering the home.

Free Wind, Hail & Maintenance Inspections

Our inspector will check for missing shingles, evidence of damaging hail to your roof and point out any maintenance issues that could extend the life of your roof and prevent a future leak.

Free Gutter Replacement Estimate

Our inspectors will measure existing gutters for replacement where normal facia exists and our office will get prices from three gutter contractors.

Attic Inspection for Roof Related Items

A fee of $75 to check attic for leaks prior to a tile roof certification being issue where a home inspeciton report is not available.

Inspections

Please contact our office to see which circumstances require an inspection fee. Typically a fee is charged to inspect another roof company's recent work. Fee is determined by area, # of stories, # of buildings & # of visit's required.
